In March 2026, prices for new housing in Kazakhstan rose by 1.0%, while the secondary market and rentals showed a decline. This trend reflects differences in demand between property segments.

HOW PRICES FOR NEW HOMES CHANGED

According to the Bureau of National Statistics, the average cost of new housing was 612 thousand tenge per square metre, an increase of 1.0% compared to February. Since December 2025, growth has reached 3.7%, and on an annual basis — 16.6%.

Among cities, the highest prices were recorded in Astana — 731 thousand tenge and Almaty — 722 thousand tenge. The lowest figures were noted in Uralsk — 326 thousand tenge and Aktobe — 345 thousand tenge. In most cities, prices remained unchanged in March, while Astana saw an increase of 2.2%.

WHAT IS HAPPENING IN THE SECONDARY MARKET

The average cost of apartments on the secondary market was 624 thousand tenge per square metre, which is 1.5% lower than in February. At the same time, since December 2025, growth was 0.6%, and on an annual basis — 11.0%.

The leaders in cost remain Almaty — 732 thousand tenge and Astana — 731 thousand tenge, while the lowest prices were recorded in Kyzylorda — 346 thousand tenge and Taraz — 350 thousand tenge.

In March, price declines were recorded in 12 major cities, while in another five the cost did not change. Growth was noted in only three: Kyzylorda — 1.0%, Ust-Kamenogorsk — 1.1%, Semey — 0.5%. The largest decrease occurred in Almaty — by 2.6%, in Astana — by 0.9%, and in Shymkent prices remained unchanged.

HOW RENTAL PRICES CHANGED

The average rental rate was 4.9 thousand tenge per square metre, a decrease of 1.0% compared to February. Since December 2025, growth was 0.4%, and on an annual basis — 11.7%.

The highest rental rates were recorded in Almaty — 5.8 thousand tenge and Astana — 5.5 thousand tenge, the lowest in Taraz — 2.5 thousand tenge and Turkestan — 2.7 thousand tenge.

The most noticeable decrease in rent was noted in Ust-Kamenogorsk — by 2.6%, while the highest increase was recorded in Taldykorgan — 2.1%.

QUARTERLY AND ANNUAL TRENDS

In the first quarter of 2026, prices for new housing rose by 16.6% on an annual basis, on the secondary market — by 12.9%, and rental rates — by 12.0%.

At the same time, on a quarterly basis (compared to October–December 2025), the secondary market grew by 2.9%. The highest annual price growth for secondary housing was recorded in Almaty — 20.7%, followed by Pavlodar — 15.1% and Aktobe — 13.9%. No city saw a year-on-year price decline.

HOW THE INDICATORS ARE CALCULATED

The Bureau of National Statistics clarified that the calculation of average prices is carried out monthly based on monitoring of 1-, 2- and 3-room apartments in all regional centres and cities of republican significance — Astana, Almaty and Shymkent.
