The housing market in Kazakhstan started 2026 with a sharp decline in activity. According to official statistics, the number of sale and purchase transactions fell by almost half in the month, with the decrease affecting both flats and individual houses, as well as all regions of the country without exception.
OVERALL DECLINE IN TRANSACTIONS ACROSS THE COUNTRY
According to information from the National Statistics Bureau of the Agency for Strategic Planning and Reforms (BNS ASPiR), in January 2026, 27,745 housing sale and purchase transactions were registered. For comparison, in December 2025, this figure stood at 53,128 transactions.
Of the total January transactions, 6,020 were for individual houses, and 21,725 were for flats in multi-apartment buildings.

WHERE THE MOST TRANSACTIONS WERE CONCLUDED
The largest property markets in the country remain the leaders in the number of registered transactions. In Astana, 5,375 transactions were recorded in January (19.4% of the total), and in Almaty, 5,191 transactions (18.7%). In third place is Karagandy Region with 2,241 transactions (8.1%).
The lowest number of transactions was recorded in Ulytau Region — 283 transactions, accounting for around 1% of the national total.
STEEPEST DECLINE IN THE REGIONS
Compared to December 2025, a decrease in the number of transactions was recorded in all regions. The largest declines were seen in:
- Pavlodar Region — down 68.1%;
- Abai Region — down 64%;
- North Kazakhstan Region — down 57.3%.
WHAT IS HAPPENING IN THE FLAT MARKET
The multi-apartment housing segment also showed a significant reduction. The number of flat transactions fell by 47.2% in the month, or 19,452 transactions.
In January 2026, flat transactions accounted for 78.3% of the total market volume. The main activity was concentrated in Astana (24.3%), Almaty (21.9%) and Karagandy Region (8.8%).
By number of rooms, one-room flats led the way, with 8,247 transactions registered.
INDIVIDUAL HOUSES
Transactions for individual houses fell by 49.6% in the month, or 5,931 transactions, totalling 6,020. The most significant declines were recorded in:
- Abai Region — down 65.7%;
- Aktobe Region — down 63.8%;
- West Kazakhstan Region — down 60.6%.
COMPARISON WITH THE PREVIOUS YEAR
In annual terms, the market also showed a decline. Compared to January 2025, when 30,917 transactions were registered, the figure fell by 10.3%.
Meanwhile, Shymkent was the only major city with notable growth — up 32.2%. The most significant annual decline was recorded in West Kazakhstan Region — down 32.4%.
