Republican Centre of Space Communications sells non-residential premises with a total area of 2,401.9 sq m in the capital's shopping gallery, 'Festival Avenue'. The total estimated value of the property is over 1.5 billion tenge.
Three lots of real estate have appeared on the electronic trading platform, which JSC 'Republican Centre of Space Communications' (RCSC) has put up for sale. 

The largest of these is a lot for retail and office premises with an area of 1,087.6 sq m and land plots with a total area of 0.1209 hectares. The estimated value of the lot exceeds 737 million tenge, and the auction starting price is approximately 826 million tenge.
It is noted that the premises are leased by Turan Development LLP and sole trader Bakhtigul Zhanbayeva.
According to the portal kompra.kz, 'Turan Development' is engaged in subleasing and managing leased property. The first director and founder of the partnership is Sharipzhan Alimzhanov.
Currently, the company has a medium degree of risk regarding tax payments, and in 2024, 'Turan Development' appeared in one civil case as the plaintiff.
The case concerned a violation of the order and timing of rent payments, which, the plaintiff claimed, had been missed by the already mentioned Ms. Zhanbayeva - the subtenant. However, even after an appeal, the court considered the demands for terminating the sublease agreements, which Turan Development LLP had insisted on, to be unfounded.
But let us return to the auction.
The second lot, comprising retail and office premises with an area of 761 sq m and land plots with an area of 0.0949 hectares, was put up for sale with a starting price of around 463 million tenge. The estimated value of the property is over 413 million tenge. These premises are also leased by Turan Development LLP.
The bidding for these lots will begin on 11 December.
Later, on 13 December, the bidding for the third lot, for the sale of real estate belonging to the centre of space communications, will start. The area of the non-residential premises on offer is 553.3 sq m with land plots of 0.0616 hectares.
The starting price of the lot is approximately 392 million tenge. At the same time, the estimated value of the property is over 350 million tenge.
One of the two properties in this lot is leased by the already familiar Turan Development LLP.
The total value of all the properties on offer exceeds 1.5 billion tenge.
Given that JSC 'Republican Centre of Space Communications' specialises in providing satellite communication services and managing satellite systems, and, incidentally, is under the authority of the Ministry of Digitalisation (MCDIA), a reasonable question arises: why does the company own retail premises?
It is quite possible that the joint-stock company owns the non-residential property as an investment asset. The income from renting such premises, or their subsequent sale, could be used to finance the company's core activities.
On the other hand, the premises may have initially been acquired for offices or warehouses, but with a change in the company's structure, they became unnecessary. Therefore, their sale is not a problem, but rather an opportunity to reduce costs and increase liquidity.
All the same, it seems the Republican Centre of Space Communications is not only mastering satellite orbits but also confidently setting truly astronomical prices for its square metres.
Judging by the estimated values of the lots put up for auction, the average price per square metre in 'Festival Avenue' ranges from 600 to 760 thousand tenge. Meanwhile, according to a real estate agency, the price for office premises in Astana stands at around 300 thousand tenge per square metre, and for retail space - 2 thousand tenge per sq m.
